They call me the "Alaska Real Estate King," but earning the crown everyone recognizes today took hard work, navigating a few twists I didn’t see coming, and plenty of determination to deliver the very best to those I serve.
My journey into real estate started in 1998 when I sold a house. I decided to do a 1031 exchange, but that meant I had to reinvest the proceeds into another property. After some research, I realized I could stretch my dollar further by purchasing six condos instead of just one. It was a practical decision at first—just a way to make the numbers work. But then my dad said, “If you’re going to own 6, you might as well own 16. And if you’re going to own 16, why not 160?” That lit a fire in me.
Before this, I had spent my early years trying to find my direction in life. I was East Anchorage High School’s Student Body President in 1978, State Champion 250 Expert Class in Motocross, and a line haul truck driver by the age of 20. I earned a degree in accounting and became a Certified Public Accountant, drawn to the idea of a reliable career. After a few years in the profession, I moved to Australia, where I started my family and lived for nearly five years. When I returned to Alaska in 1991, I took on a variety of roles: Director of the Office of International Trade, State Energy Development Specialist, and hi-tech sales consultant. Each role taught me something valuable.
Then real estate came into my life, and everything changed. After buying those six condos in 1998, I quickly dove headfirst into the world of investing, taking my dad’s words to heart. Within three years, I owned over 100 units. I was buying, renovating, renting, and selling properties nonstop. By 2010, I had managed over $100 million in transactions, flipping everything from single-family homes to a 76-unit apartment complex.
But real estate isn’t all smooth sailing, and the 2008-2009 market crash hit hard. Financing disappeared almost overnight, a fire destroyed one of my buildings with only partial insurance, and I found myself covering huge expenses without income from tenants. All I really knew at that point was how to buy and sell real estate, so I pivoted. I got my license and focused on helping others navigate the complex processes I’d learned firsthand.
My very first professional sale set the tone for the career I’ve built since. I helped a refugee family from Sudan with eight children purchase a six-bedroom foreclosure. The husband and wife dreamed of owning a home and worked hard to provide for their family. Structuring the financing was complicated, but I made it work with the creative financing background I had developed through investing. At the closing table, the father sat with his head in his hands, saying, “Gary, I can’t believe we found you.” We all cried that day—it was a moment that changed their lives and showed me from day one why this work matters so much.
Since that first sale, I’ve closed over 1,300 transactions and earned the title of “Alaska Real Estate King.” As the top-producing individual agent in the state, being the King reflects my commitment to being the best at what I do through sheer effort and determination. I’ve built my career on integrity, hard work, and a willingness to go the extra mile for my clients. Real estate isn’t just a career for me; it’s a chance to solve problems, create opportunities, and change lives. I’m grateful for every opportunity I get to help someone write the next chapter of their story.
